New Queensland Smoke Alarm Legislation

The Queensland government introduced new smoke alarm legislation on the 1st January 2017. It states that by 2027, all owner-occupied homes in Queensland need to be fitted with photoelectric, interconnected smoke alarms in each bedroom and hallway as well as on every separate level that comply with the Standard AS 3786-2014. Interconnected smoke alarms must be hard-wired to the 240v mains power supply or powered by a non-removable 10 year battery. Photoelectric smoke alarms actually see the smoke from a fire and will give you an early alert so you and your loved ones have time to escape. The interconnected smoke alarms also sound all at once to alert you no matter where you are in your property or where the fire starts.

There are special rules for people selling their property and landlords as well. If selling your home in Queensland, you need to comply with the new Queensland smoke alarm laws before signing off. If not, buyers have the right to penalise you up to 0.15% of the sale contract price upon settlement. There are also compliance rules for real estates and landlords. From 1st January 2022, landlords are required to ensure their properties meet the domestic smoke alarm legislation at the commencement of a new tenancy or lease. With the government actively policing this new legislation and the risk of steep fines, it certainly makes sense to upgrade your smoke alarms as soon as possible.
